At J. Campeau Development Corp we work closely with our clients throughout the entire building process, from lot selection through to the completion of the project. We are committed to completing our homes on time, and on budget.


From the outset, we assist our clients in assembling a team, usually made up of an architect or home designer, landscape architect, and an interior designer to help our clients’ visions become reality.


We also work closely with municipalities to expedite the permit process, enabling a smooth transition into building your home. Throughout construction we provide updated critical path scheduling and budget reviews on a monthly basis.



Jordan is the guy who has the answers at his fingertips, coupled with an innate ability to manage all of the details that go along with new home construction. Jordan has been part of the J. Campeau Development Team since 2014 and is in charge of managing all of the day-to-day aspects of the onsite construction elements of building our projects.


Jordan works closely and cohesively with all sub-trades, many of whom have been with J. Campeau Development Corp for years and understand the construction standards that we demand of our trades.


Jordan is a quick thinker and readily develops viable and cost-effective solutions to critical and time-sensitive site challenges. He skillfully interprets and foresees issues and finds the right groups to resolve and complete the tasks at hand.

Stacey has always had en eye for style and a passion for home decor.  With an extensive background in customer service, Stacey will listen to your wants and needs, working with you to bring the best design factors to your home.  This includes space planning, layout, and coordination of furniture, finishes and her personal favorite, color coordination.  She us continuously educating herself and searching for the latest and greatest trends and design concepts. Whether you are looking for a modern design or something more timeless you will not be disappointed with her ideas and suggestions.

Ryan brings 10 years of local government engineering experience including project management, contract administration, and development inspection. Ryan has been involved in renovations and new home construction since 2009 and is experienced with all aspects of residential construction. His engineering experience also translates directly to many areas including site prep, piping, drainage / rain water management, concrete work, and liaison with contractors.

YES!  There are tons of reasons why you should talk with a bank and get pre-approved before looking at homes.  First and foremost, talking with a bank before looking at homes can help you understand exactly how much you can afford.


If you’re a first time home buyer, talking with a bank before looking at homes is strongly suggested, as there are many first time home buyer programs available.  These programs can vary from state to state and county to county, so knowing exactly what’s available to you, is critical.

Buying a home is an exciting time. But, as one of the largest purchases you’re likely to make, it can also be seen as one of your best long-term investments – so it’s important that you get it right. This means doing your homework and making sure that the property you will eventually buy is the right one for you in terms of price, location, value, size and lifestyle.

According to the guidelines of the Canadian Mortgage and Housing Corporation (CMHC), one must have a minimum down payment of at least 5% of the total cost of the prospective property. With a down payment between 5 – 24.99%, one’s mortgage is deemed “high-ratio”. A high ratio mortgage is subject to a CMHC premium in accordance with the following schedule:

With a down payment of 25% or greater, the mortgage is deemed “conventional”. A conventional mortgage is not subject to any CMHC fees. Thus, a larger down payment represents a two-fold advantage to the prospective homebuyer. First, the prospective homebuyer will avoid CMHC premiums with 25% down payment. Secondly, a larger down payment will relate into smaller monthly payments, or a shorter amortization; both of which lead to interest savings over the life of the mortgage.

  • Yes, you can buy a home with a down payment of less than 10%:

  • Single-family dwelling: 5%

  • Two-unit dwelling: 7.5%

Minimum equity of 5% from your own resources is required. Gift down payments from an immediate relative are acceptable.

Maximum house price ceilings apply for 5% down payment. Limits of $125,000, $175,000 or $300,000 apply to locations throughout Canada.

There are numerous ways to reduce the number of years to pay down your mortgage. You’ll enjoy significant savings by:

  • Selecting a non-monthly or accelerated payment schedule

  • Increasing your payment frequency schedule

  • Making principal prepayments

  • Making double-up payments

  • Selecting a shorter amortization at renewal

First, you will have a sense of personal satisfaction owning your own home. You will be able to create your own private space that is unique to you. When you own, you can do it all your way!

A second benefit of owning is that you can deduct the cost of your mortgage loan interest from your federal income taxes. In the beginning, interest will compose nearly all of your monthly payment, for over half the number of years you will be paying your mortgage. This can add up to BIG savings at the end of each year. You are also allowed to deduct the property taxes you pay as a homeowner.


Another financial plus in owning a home is the possibility of the home increasing in value over time. If you rent, you write your monthly check and it is gone forever. At the end of your lease, you have nothing and face the possibility of increasing rental rates.
